Residential Painting Services
Residential painting is more than a fresh coat — it is surface preparation, product selection, and coverage calculated to the square foot. Milan Harbo paints walls, ceilings, trim, doors, and window casings across the Baltimore–Annapolis corridor, using Sherwin-Williams product lines from ProMar 200 through Emerald. Every project begins with the room estimator, which converts length, width, and height into wall and ceiling area, then estimates paint by the gallon at a documented coverage rate so the homeowner sees the math behind the price.
The process is deliberate. Walls are patched and sanded, drywall repairs are addressed up front — a base rate covers the first ten repairs, with additional patches billed per piece — and switches and outlets are removed and reattached rather than masked around. Ceilings can be finished with a single coat, or primed and given one or two topcoats depending on the substrate. Trim and doors are priced by the linear foot or the piece, with an option for two coats where a deeper, more durable finish is wanted. Furniture is moved and floors covered so the only thing that changes color is the wall.
Where a homeowner supplies their own paint, the estimate reflects labor only and a clear note is shown beside the total. Where Milan supplies materials, a minimum of one gallon per room is figured and the product, sheen, and color are recorded on the estimate. Military, first-responder, and cash-payment discounts apply to labor, and every job is backed by a licensed, insured, and bonded craftsman working within a thirty-mile radius. The goal is a finish that reads as clean from across the room and holds true through years of use.
